TLC SOFTWASH
Residential Moss/Mould & Lichen Treatment Services
If your roof is looking a bit patchy, discoloured, or just not the way it used to, you’re not imagining it. Moss, mould, and lichen are actively working against it, shortening your roof’s life, blocking gutters, and leading to leaks and costly repairs if left untreated.
TLC Softwash’s house roof cleaning service tackles the problem at the root, so your roof looks better and lasts longer.
Moss/Mould & Lichen
Has your driveway become slippery because of moss or mould? Is your roof not looking so great because of lichen growth? Aside from making your roof or concrete surfaces look unsightly, moss, mould, and lichen can cause significant damage, resulting in costly repairs.
Temperature, dust, and rainfall all create the perfect environment for lichen to flourish. In certain environments, the paint coating of prepainted steel may be subject to lichen growth. Lichen is found almost everywhere, with its spores being dispersed by wind.
Auckland’s humidity and regular rainfall make conditions especially favourable for moss, mould, and lichen. What starts as a few patches of discolouration can quietly work away at your roofing material, and if left long enough, it will.
Our moss and mould roof treatment service is designed to properly address it and keep your roof looking great.
Protect
Lichen holds moisture against the surface. When this moisture is exposed to cool temperatures, it can then freeze, causing the roofing material to bend, warp, shift, or crack. This may drastically decrease the lifespan of your roof.
The buildup of lichen on your roof can also affect the gutters' ability to manage rainfall. As a result, you could end up with blocked gutters or a leaky roof.
Timely moss and lichen removal from roof surfaces protects your drainage system as much as the roof itself. Pairing a treatment with a gutter clean is often the smartest move.
Treatment
TLC Softwash can treat your roof with our slow-acting, long-lasting roof treatment to remove existing growth and/or prevent future growth.
The treatment is applied to your roof and left to kill moss, mould, and lichen (including spores) over a period of 4 weeks to 6 months (depending on the type of growth). The treatment typically lasts up to 18 months; however, we recommend having the roof treated every 12-18 months to prevent the growth from returning.
You'll know the treatment is working when the growth changes colour, turning from green to pale yellow or white. It then dries out, naturally breaks away from the surface, and can be washed away with roof cleaning services.
NOTE:
If your property is on tank water, you must disconnect the water tank before TLC Softwash arrives. The tank must remain disconnected for 3-4 good downpours to flush your gutters and pipes out before reconnecting and harvesting rainwater.
Why Choose Softwashing?
High-pressure washing blasts surface grime away quickly. But it also forces water beneath your roofing material, strips protective coatings, and leaves the root system intact. It'll be back within months. Our mould removal services take a different approach.
The softwash method uses low pressure to apply a treatment solution that penetrates deep into the growth structure, killing it at the root. It’s safe for tiles, Colorsteel, and prepainted steel, and it’s applied carefully to avoid runoff into your garden. Once dry, it won’t harm your plants, lawn, or pets.
